- Advertise in the Real Estate Weekly, South Valley Homes, and Community Magazine
- Place information on the internet with Navy Base and Craigslist.
- Place a rental sign in the yard.
- Screen applicants – run credit checks, call for verification of employment. Call for verification from current landlord and previous landlord.
- Once rented, prepare rental agreement, collect deposit and rent.
- Have keys made.
- Collect monthly rent
- If the tenant fails to pay, a 3-day pay or quit will be administered.
- Disburse collected funds to owners and prepare a monthly report.
- Handle all repair requests, notify the owner, and deduct from owners account.
- Once a year, do smoke detector and carbon monoxide detector checks.
- Fee for service is 9% of rent collected.
- 1099 for year end with a full report on income and expenses.
